Primark – 14/28 Oxford Street London W1

We were solely instructed by the Oriana Partnership (Land Securities & Frogmore Estates) in 2007 to advise on development options for their ownership of 14-48 Oxford Street London W1.

Working closely with Eric Roseman at Frogmore we designed a scheme that maximised the full development capability of the site whilst also working within main body of the existing structure.

Vacant possession of the entire site was secured, a process that included the need to relocate various occupiers as well as also having to purchase a freehold that sat in the middle of the site.

The outcome to all of this was a letting of 148,850 sq.ft to Primark who opened for business in September 2012 and by Autumn 2013 a deal to extend the store increasing the total size to 191,000 sq.ft was signed.

The rent that Primark are paying is the highest rent ever negotiated for a store in the UK.
